UpdateWave sells research and information products for general contractors: pre-permit project leads, city market research reports, and custom city research. Leads are sold per reveal — a lead can be shared by up to three buyers at $499 each, or bought exclusively by a single buyer at $999, in which case it is off the market for everyone else.

Custom city research is the same market analysis prepared for a Bay Area city you choose, delivered on the timeline stated at purchase and followed by 90 days of weekly emailed monitoring digests.

The exact product, price, and any exclusivity terms are as described on the page where you buy, at the time you buy.

You sign in with a one-time link sent to your email — there are no passwords. That means your inbox is the key to your account: you are responsible for who can read it and for anything done through sign-in links sent to it. Keep the email address on your account current.

Everything we publish is compiled from public government records and independently verified at the time of publication. It is provided “as is”: projects change, stall, and get redesigned after we publish, and we make no warranty of completeness, accuracy, or business outcome.

A lead is a research pointer — a qualified place to start a conversation — not an endorsement of any party, and not a guarantee that a project exists as described, will proceed, or will result in work for you.

Payments are processed by Stripe at the price shown at checkout. All sales are final except where required by law.

What you buy is licensed to the purchasing business, for its own business development, and to no one else. Don't resell, republish, or redistribute purchased or browsed data. Don't share revealed contact information outside the purchasing business. Don't scrape the site or extract listings in bulk.

Exclusive reveals are exclusive exactly as described at the time of purchase. We may suspend accounts that break these rules.

To the maximum extent permitted by law: our total liability for anything arising out of the service is limited to the amount you paid us for the product that gave rise to the claim, and we are not liable for indirect, incidental, or consequential damages — including lost profits or lost business — even if we've been advised they are possible.

These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Any dispute will be resolved in the state or federal courts located in California.

We may update these terms. When we do, we'll update this page and the date at the top; material changes get an email to account holders. Continuing to use UpdateWave after a change takes effect means you accept the updated terms.
